What if you scrub them with a good detergent like Dawn?

The best way is to put sealant on them while they're still new (basically a layer of glue on top) but even then they still won't be perfect. The second they go through wet conditions there's no going back.

Magic eraser works well to clean gum walls. I put tent seal on my last pair and it had significantly improved its resistance to dirt and grime collection.

Leather water proofing spray works well to seal initially, and then magic eraser for maintenance as Ryan mentioned.

Personally for the one bike I have with gumwalls I use Meguiars super degreaser along with a toothbrush to gently scrub away on any area with dirt and it gets my veloflex masters looking like new.

A clean rag with paint thinner that you can buy at any Home Depot works really well. It also cleans-off tubular rim glue or tubeless sealant. When you are done, wipe it well with a damp rag.
